Siouxland is experiencing a significant rebound after the last two years of upheaval, tax credits, and uncertainty. Since our market has been very stable historically this isn’t really a surprise- it’s just nice to see after the roller coaster ride that was 2008 and 2009.
As the tax credit programs helped drive first time home buyers off the fence and into the market they reduced the available inventory of good homes in the 60-110K price points. For most of the past 24 months our comparable period inventory was off an average of 20%.
For qualified buyers this meant an increasingly difficult time finding a home here in Siouxland. The initial frustration felt by many buyers eventually transformed into disappointment and disillusionment. Some even decided to delay their home buying purchase until the inventory situation improved.
As we sit here in late July of 2010 the inventory imbalance has been reversed and there are, as has historically been the case, good homes available in all the major price points. So, if you are one of those that have been waiting for that “perfect” home- now may be the time.
What hasn’t changed is the historically low mortgage interest rates being offered by area lenders. Sub 5% is available today and that hasn’t been the case for almost 60 years. Just another good reason to vamp up your home buying process if you decided to take a break during the past few months.
The good news for sellers is that home prices have remained stable and should continue to show good strength into the foreseeable future.
